Danube launches 55-storey landmark with 1% payment plan and Golden Visa
DUBAI – Shah Rukh Khan has expressed heartfelt gratitude as Dubai officially unveiled a new commercial tower named in his honour.
The Bollywood superstar shared an emotional message on social media, describing the gesture as “humbling and deeply touching,” marking a new milestone in his long-standing association with a city he frequently calls his “second home.”
The development, titled Shahrukhz by Danube, is now positioned as a prominent new feature of Dubai’s skyline.
In his message, Khan reflected on his decades-long connection with Dubai, calling it a place that “celebrates dreams, ambition, and possibility.” He also praised Danube Properties for sharing the same drive for “aspiration and excellence,” highlighting a partnership that has grown across major campaigns and branding initiatives.

Khan, recognised as one of the UAE’s most prominent cultural ambassadors, has previously fronted global promotional campaigns for Dubai Tourism and owns property on Palm Jumeirah.
Shahrukhz by Danube
Developed by Danube Properties, part of the $2 billion Danube Group, Shahrukhz will be a 55-storey commercial tower on Sheikh Zayed Road. The company says it may be the first tower in the world to be named after an actor. Scheduled for completion in 2029, the A-grade development will cover more than 1 million sq ft of built-up area, with prices starting from INR40 million. A statue of Shah Rukh Khan in his iconic arms-outstretched pose will be installed at the entrance.
According to reports in Indian media, founder and chairman Rizwan Sajan confirmed that buyers will have access to the company’s signature 1% payment plan and a 10-year Golden Visa for eligible investors. Commercial unit sizes will range from 460 sq ft to 11,000 sq ft, with a 20% down payment followed by monthly instalments of 1% for six years.
The tower will offer more than 40 amenities, including a sky pool, helipad for air taxis, business lounges and valet services. Its location places it close to key Dubai landmarks, including the Burj Khalifa, Dubai International Airport and the Gold Souk.
The unveiling in Mumbai on 14 November also marked Khan’s entry into a wider global commercial real estate strategy. Similar developments are expected to launch in Mumbai, Delhi, London and New York as Danube expands internationally alongside one of India’s most influential stars.
